Land to the north of Red Lodge is allocated for a mixed-use development in the Forest Heath area of West Suffolk Council’s Site Allocations Local Plan (SALP) (September 2019) under Policy SA10.

The Council has identified the need for at least 6,800 new homes and associated infrastructure to be built across the district between 2011 and 2031 to meet housing needs, including 1,786 in Red Lodge. In September 2019 (when the Single Issue Review was adopted), 1081 homes had been built or approved and 705 new homes were still required. The allocation of this site (North Red Lodge) which includes 300 homes meets part of that identified need.

The masterplan site is a mix of low grade agricultural land, with woodland belts, characteristic Breckland Pine lines, an existing access road and The Pines Primary School. Hamelin Brands Ltd sits outside the masterplan boundary, except for its drainage swales, although these have been excluded from the masterplan. The Pines Primary School is located within the masterplan site and provision is made within the masterplan for its future expansion.
